Project Overview

Cambridge Crossing (CX) is a 43-acre mixed-use urban development intersecting Cambridge and Boston. Parcel H is a 14-story, 180-foot building located on the northeastern edge of the CX site and will feature nine floors of commercial office space and five levels of parking totaling 440 spaces—two stories above grade and three below. Sanofi, Massachusetts’ largest life science employer, plans to move 2,700 employees into Parcel H and the adjacent Parcel G upon completion, which will be connected by a skybridge.

Critical to the success of the overall project is the management of early sitework, requiring deep foundations and support of excavation (SOE) 35-feet below the existing grade. The site requires significant ground water management and hazardous material abatement. Approximately 120,000 tons of highly contaminated soil is being hauled off-site to various treatment facilities with a fraction being treated immediately on-site. SOE work consists of 1,034 linear ft, or 49,000 sq. ft. of steel sheeting with two levels of cross-lot bracing to allow coordination with the permanent steel structure. The building will sit on 508 precast concrete piles with isolated concrete footings and 53-foot-high perimeter concrete walls. The façade will feature multiple curtain wall types with architectural overhangs and a 20-foot screen wall to conceal the rooftop mechanical equipment, including air handler units, a generator and cooling towers.

The core/shell structure is being constructed concurrently with tenant interiors work. The finished building will feature a prominent three-story, glass-fronted lobby, a fitness center, kitchen and dining amenities, a conference center, auditorium, private terraces and open-concept office space. The project is targeting LEED V4 Silver certification.
